Yes. Mark Jolley QBCC Licence No. 71201 and

Floor Pty Ltd QBCC Licence No. 15456517. We specialise exclusively in floor sanding and floor polishing.

Mark Jolley has over 35 years of hands‑on experience sanding and polishing timber floors in Brisbane homes and commercial spaces.

QBCC licence numbers are issued sequentially over time.

A licence number as low as 71201 reflects licensing from much earlier decades, while licences in the millions were issued far more recently.
When you compare a licence in the tens of thousands with one in the millions, you are seeing a difference of many years — often decades — in licensing history.
This allows homeowners to independently assess experience using the QBCC public register, rather than relying on marketing claims alone.

UV Rush is the highest‑performance system. It is full commercial‑grade, the most scratch‑resistant, and delivers the longest‑lasting finish. The first coats are UV‑cured, the final coat is applied and cured later the same day, allowing full use immediately after final cure — ideal when businesses need to reopen fast or furniture must go back straight away.

Home Hybrid uses the same UV‑cured base coats to extend durability, with a water‑based final coat. Because only the final coat needs to dry, floors are ready after 24 hours. It is the most popular choice for both homes and businesses wanting fast turnaround without the full cost of UV Rush.
Both systems have the same Matt/Satin finish. The difference is maximum speed and longevity (UV Rush) versus high durability with next‑day access (Home Hybrid).

Home Hybrid is the most popular option because it combines UV Rush strength with a lower overall cost. It uses a UV Rush (UV‑cured) middle coat, which is commercial‑grade tough, followed by a water‑based final coat. This significantly improves scratch resistance and longevity compared to water‑based systems, with floors ready to use after 24 hours.

No Rush is a traditional water‑based system and the budget option. All coats rely on air curing, which means the finish is softer, scratches more easily, and does not last nearly as long. Full curing can take 7 to 10 days, making it suitable only where time and durability are not critical.
Both systems have the same Matt/Satin finish. The difference is strength, lifespan, and speed (Home Hybrid) versus lower cost with longer curing and reduced durability (No Rush).

No Rush is our top‑tier water‑based system (two‑pack water‑based) and represents the highest quality available within that category. However, water‑based coatings are inherently softer than UV‑cured polyurethane systems like UV Rush, which means they scratch more easily and do not last nearly as long.

We call it No Rush because all coats rely on air curing and take much longer to reach full hardness — often 7 to 10 days. It does not include any UV Rush (UV‑cured) middle coat, unlike Home Hybrid, which is why No Rush sits as the budget option where time and maximum durability are not critical.
The finish is still a clean Matt/Satin, but the trade‑off is lower toughness and shorter lifespan compared to UV‑cured systems.

Maintenance depends on the coating system used. UV Rush is commercial‑grade tough, highly scratch‑resistant, and holds its hardness long‑term, which means less maintenance and fewer repairs over time. Floors stay easier to clean and better protected under heavy use.

Softer, fully water‑based systems require more care, mark more easily, and generally need attention sooner. Choosing a tougher system reduces ongoing maintenance and extends the life of the floor.

All coating systems are finished in the same Matt/Satin sheen, delivering a clean, modern look without excessive gloss. Sanding removes old coatings and surface defects, allowing the natural grain and colour of the timber to show through evenly.

The difference between systems is not how the floor looks, but how well that appearance is protected over time under use.

Longevity comes down to coating hardness. UV Rush is commercial‑grade tough and typically lasts up to three times longer than general water‑based coatings. The harder surface resists scratching and wear far more effectively, which significantly extends the life of the floor.

Softer water‑based systems wear through sooner and require re‑coating or re‑sanding earlier. Choosing a tougher, UV‑cured system is the most effective way to maximise long‑term performance and delay future work.
