When a timber floor needs sanding

A timber floor usually needs sanding and polishing when the surface becomes worn, uneven, or dull and no longer responds to normal cleaning or maintenance. Common signs include visible scratches, worn‑through finishes in walkways, patchy or faded colour, or areas that feel rough underfoot when walked on.

One of the most frequent causes of localised wear is concentrated use in a single area, such as under a home‑office chair. Higher foot traffic, regular cleaning, and tighter downtime constraints mean commercial floors often show wear sooner and more unevenly. Sanding in these environments focuses on restoring flatness, removing failed finishes, and preparing the floor for durable protection while minimising disruption to day‑to‑day operations.

Our sanding process follows a structured sequence designed to improve flatness and leave a clean, consistent surface.

Our Floor Sanding Process

We begin with a cross‑angle coarse cut, sanding across the grain to level the floor and remove built‑up wear, unevenness, and failed finishes. This initial cut establishes a flat base and corrects high and low points in the floor.

The floor is then angled back in the opposite direction using a medium‑grade paper on a shallower angle. This second pass refines the surface further, balancing out the initial cut and improving overall consistency.

Next, the floor is sanded using a medium Trio system, which uses a planetary sanding action to increase flatness across the entire surface. This step can improve overall flatness by up to 30% compared to belt sanding alone, reducing ripple and undulation.

Once flatness is achieved, the floor is sanded with the grain using a fine paper. This removes remaining cross‑grain marks and begins refining the timber surface.

The floor is then finished with a fine Trio sanding pass, eliminating sanding marks and leaving a smooth, uniform surface ready for final preparation.

Finally, the floor is buffed to brush the grain, opening the timber evenly and ensuring the surface reads consistently across the entire floor.

The main factor that determines the cost of floor sanding is the size of the floor measured in square metres (m²). Floor sanding is priced primarily on area, not room count.

We have a minimum floor sanding area of 40 m², which reflects the setup, equipment, and time required to complete the sanding process correctly. Larger areas are priced based on the total square metres to be sanded.

How long does it take to sand a timber floor?

The time required to sand a timber floor depends mainly on the size of the floor in square metres (m²) and the condition of the surface. Larger areas and floors with heavy wear, unevenness, or multiple layers of old finish take longer to sand than smaller or lightly worn floors.

As a general guide, most residential floors are sanded within one to two days, while larger or more complex floors may take longer. The sanding process is completed as a standalone stage before any protection or finishing is applied.

Will floor sanding create dust in my home?

We use the latest sanding equipment that is marketed as dust-free. That said, sanding timber floors will always produce some dust. It’s much cleaner than it used to be, and we don’t wear masks anymore which gives you an idea of how much things have improved. But there will still be dust, and you will need to clean your home afterwards — that’s just the reality of sanding timber floors.
